Welcome to IPC Property Services (operated by Isanti Parkway Center, LLC). We are thrilled to handle your outdoor needs. By accessing our website (https://ipcprop.com) or engaging our services, you (the "Client") agree to be bound by the following Terms and Conditions.

By requesting, booking, or paying for services from IPC Property Services, LLC ("IPC"), you agree to be bound by these Terms and Conditions. (Think of this as our official "lawn handshake"!)

IPC specializes in premium commercial lawn care and property maintenance.

• Service Season: Our primary service season runs from April 1st through October 31st.
• Standards: We provide weekly mowing, debris blowing from hard surfaces, fertilizer and weed control, and consistent edging schedules to keep your property looking sharp.
• Cleanups: Rates for specialized cleanup services are provided upon request.

• Invoicing: Invoices are due upon receipt unless otherwise specified in your individual service agreement.
• Late Payments: Late payments may result in a suspension of services because, let’s be honest, mowers need fuel and our team needs coffee!
• Rate Adjustments: IPC reserves the right to adjust rates for fuel surcharges or unforeseen material cost increases with thirty (30) days' notice.

To provide the best service possible, IPC requires:

• Access: Client agrees to provide unobstructed access to all areas of the property scheduled for service on the designated service day.
• Gates & Pets: Gates must be unlocked, and all pets must be secured indoors or in a separate, non-service area. While we love your furry friends, their safety (and ours) is paramount.
• Safety: For the safety of our crews and your guests, please keep pedestrians and pets away from active machinery during service.

IPC takes great care, but we cannot be held responsible for damage to hidden objects (e.g., toys, hoses, wires) or improperly installed/unmarked irrigation heads, valve box covers, or landscape lighting.

• Please ensure all underground utilities and irrigation components are clearly marked or discussed prior to the start of the season.
• Siding/Fencing: We use professional-grade guards, but IPC is not responsible for minor nicks or wear on fencing or siding that results from standard string trimming operations.

We play for keeps! Because we allocate equipment and labor for the entire season based on your commitment, the following rules apply:

• Commitment: IPC properties are managed on a seasonal commitment basis.
• Termination for Cause: Clients may only terminate this agreement if IPC fails to perform its material duties.
• Right to Cure: If you aren't satisfied, you must provide written notice of the deficiency. IPC shall have seven (7) days from the receipt of notice to remedy the issue ("Right to Cure").
• Early Termination Fee: Cancellation for any reason other than an uncured material breach will result in an early termination fee equal to 50% of the remaining contract value for the season.

These terms are governed by the laws of the State of Minnesota, with jurisdiction in Isanti County. Any disputes shall be handled locally, where the grass is green and the lakes are many.

We pride ourselves on professional, high-end service. We expect a mutual environment of respect between our crews and our Clients. IPC reserves the right to terminate service immediately if our team members are subjected to harassment or unsafe working conditions.
